A CRITICAL QUESTION ASKED BY ALL SELLERS IS:
How much commission will be charged?
ANSWER: We leave that up to you as the seller.
Not the answer you were expecting is it? That's because the Palmetto Success Team does not "quote" a commission. You will be comfortable with the commission because the Palmetto Success Team will show you VALUE in the cost to sell your property. We find that consumers don't mind paying for the things they see VALUE in. First of all, commissions are negotiable by law and that is why we ask the seller how much the commission will be. We do not have a "typical" commission rate. Every property is different and each property will require a different marketing strategy. We have the required knowledge, technology and expertise to build a marketing plan for each property. Would you believe that paying more commission may put more money in your pocket at closing than paying less commission? For many properties, that is absolutely true. We will provide you a FULL ACCOUNTING of every dime paid in commission. This accounting will be disclosed prior to the listing commitment. When you are interviewing real estate agents, ask the agent why they charge what they charge. If they do not provide a full accounting of the commission being charged, they have already shunned at least one, ACCOUNTING, of the legal fiduciary duties required by law.
One of the unfortunate changes in our society today is that our society has become very "Sue Happy". People are just looking for a reason to sue another person. Sellers of real property are required by law to make many written disclosures affecting the property. Different properties require different disclosures. The omission of just one of these disclosures could cost you $10,000 in penalties or more. It is well worth the expense to hire a professional to represent and promote your best interests.
